Why HMO fire alarms need careful design

An HMO is not simply a large house with extra smoke alarms

An HMO is not simply a large house with a few extra smoke alarms. Multiple households, sleeping risk, shared kitchens, different escape arrangements and the condition of fire doors can all affect the fire strategy.

The appropriate system may be influenced by:

  • The number of storeys and occupants
  • Whether rooms are let individually
  • Shared or self-contained cooking facilities
  • The escape route and final exits
  • Existing fire separation and fire doors
  • Licence conditions and local-authority requirements
  • The findings of the fire risk assessment
  • Whether there are communal and domestic parts requiring coordinated protection

Because requirements differ between properties and boroughs, we do not advertise a universal HMO alarm package. We survey first and set out the system against the evidence available.

Grade A and domestic detection systems

Some HMOs require a Grade A panel-based system with automatic detectors, manual call points and alarm devices. Others may use mains-powered interlinked domestic alarms of an appropriate grade and category. Certain buildings use a mixed arrangement designed to protect the escape route while reducing unwanted alarms inside individual units.

SES can inspect the property and work with the fire risk assessment or licence conditions to establish the correct approach under BS 5839-6 and, where applicable, BS 5839-1.

Wireless systems for occupied HMOs

Installing new cables through bedrooms and common areas can be disruptive and difficult to coordinate. Where the design and radio environment permit, a professional wireless fire alarm can reduce containment, damage to finishes and time inside occupied rooms.

Wireless is not automatically the cheapest or best answer. We compare it with wired and hybrid options and explain the maintenance implications before you choose.

Certificates and reminders kept in one place

Fire safety becomes difficult when certificates sit in different inboxes and nobody knows what is next due. SES can provide digital service records and certificates, update the site logbook and schedule future visits.

Where we identify a problem outside the agreed fire alarm scope—such as an issue that needs a fire-risk assessor, door specialist or other competent contractor—we will record it clearly rather than allowing it to disappear between trades.

Does every HMO need a Grade A fire alarm?

No. The required system depends on the building, risk, licence conditions and applicable guidance. Some HMOs require a Grade A system; others may use a different grade and category. The requirement should be established for the specific property.

Can you upgrade the system without rewiring the whole building?

Possibly. We will assess the existing cables, panel, devices and layout. A wireless or hybrid solution may reduce rewiring, but it must still satisfy the design and system requirements.

Who decides what system my HMO needs?

The fire risk assessment, housing authority, licence conditions and applicable guidance may all be relevant. SES can translate a clear requirement into a system proposal and flag where the requirement needs clarification.

Do you provide ongoing servicing?

Yes. We can maintain the panel-based fire alarm and provide the agreed testing records, defect reports and reminders for future visits.
