Start with the fire strategy, not a new panel

Some blocks have a communal fire alarm throughout. Some have detection only for a particular risk, plant room or AOV system. Others follow a stay-put strategy and rely primarily on compartmentation, with domestic alarms inside flats.

Adding a communal alarm without understanding the building's fire strategy can create confusion rather than improve safety. We therefore start with the available fire risk assessment, fire strategy, system records and a survey of what is actually installed.

Where the design requirement is unclear or appears inconsistent with the building strategy, we will ask for it to be clarified by the appropriate competent fire professional before proposing major alterations.

Does every block of flats require a communal fire alarm?

No. The appropriate arrangements depend on the building design, fire strategy and fire risk assessment. A stay-put block may have different requirements from a converted building, simultaneous-evacuation premises or block with a waking-watch replacement system.

Can you test the AOV at the same time as the fire alarm?

Often, yes. Where the systems interface, coordinated testing is sensible. The agreed scope must identify which controls, vents, detectors and interfaces are to be tested.

Can you deal directly with the managing agent?

Yes. We regularly work from property-management instructions, coordinate with the nominated site contact and issue electronic reports and quotations.

Can SES take over from another maintenance company?

Yes, subject to an initial inspection and access to the system. We will identify restricted equipment, missing information and outstanding faults before confirming the ongoing scope.

Do you work inside individual flats?

Where required, we can coordinate access, but the exact responsibility for domestic alarms and communal systems should be established before the visit.
