We find the cause before changing parts

We start with the panel history, current indications, logbook and what changed before the fault appeared. We then test logically through the affected part of the system.

The aim is to find the cause, not create a chain of speculative replacement parts. Where full diagnosis cannot be completed because access, engineering software, passwords or specialist manufacturer support are required, we will state that clearly.

Repeated false alarms

Unwanted alarms should not be accepted as normal. They lead to disruption, complaints and eventually the dangerous assumption that every activation is false.

The cause may be environmental contamination, steam, dust, insects, incorrect detector selection, building works, poor device location, ageing equipment or a genuine system fault. We review the activation history and surrounding conditions before recommending changes.

Taking over a system from another provider

An honest assessment of what you have inherited

SES can often take over routine maintenance, but we do not pretend that an unfamiliar system is automatically satisfactory.

An initial takeover visit may include:

  • Identifying the panel, protocol and major devices
  • Reviewing previous certificates and the logbook
  • Checking current faults and disablements
  • Assessing access to engineering controls and software
  • Sampling devices and system operation
  • Reviewing batteries and power supplies
  • Noting missing documentation and zone information
  • Identifying obsolete or unsupported components
  • Producing a defect list and proposed maintenance scope

Repair, partial upgrade or replacement?

The decision should be based on evidence

Not every old panel needs replacing. If the equipment remains supported and the fault can be repaired sensibly, we will say so.

Replacement may be the better option where parts are obsolete, faults are widespread, engineering access is unavailable, the system cannot support the required design or repeated repairs would be poor value. We explain the reasoning so the decision is based on evidence rather than pressure. Once a fault is resolved, the system can go onto a planned maintenance schedule, and where a new or upgraded fire alarm system is needed we can design and install it. Interface faults involving AOV and smoke ventilation are investigated as part of the same visit where relevant. Once the system is dependable again, it can also be connected to 24/7 alarm monitoring.

Can you attend a panel that will not stop beeping?

Yes. Send a clear photograph of the panel display, the make and model, and any fault text shown. Do not disable or power down a life-safety system unless appropriately authorised and competent to do so.

Can you reset the panel remotely?

We can sometimes explain basic user controls, but a recurring fault should be investigated. Resetting it repeatedly can hide the history without correcting the cause.

What if you do not have the engineer code?

We will establish what level of access is available. Depending on the manufacturer and system, support from the previous provider or manufacturer may be required. We will not bypass protected access improperly.

Can you repair obsolete systems?

Sometimes, but it depends on safe availability of compatible parts and whether repair is sensible. We will explain the repair and replacement options.

Can you take over the maintenance after the repair?

Yes, subject to the initial findings. Once the system is in a maintainable condition, we can put it onto a planned service schedule.
